North Hemel
Hempstead.
Bloor Homes and Pigeon are working together to bring forward proposals for a high quality landscape and design-led scheme north of Hemel Hempstead.
Comprising new homes (including affordable housing and specialist accommodation for older people), a primary school, mixed-use local centre, extensive areas of green infrastructure and open space along with supporting infrastructure.

The Site is located to the north of Hemel Hempstead Road (B487) between the eastern urban edge of Hemel Hempstead and the village of Redbourn, approximately 4km north east of Hemel Hempstead’s town centre.
The Site is identified in the Draft St Albans City and District Council Local Plan (Site H1 – North Hemel Hempstead Broad Location) to provide a new neighbourhood extension to Hemel Hempstead, with approximately 1,500 new homes.
In the coming months, we will be undertaking public consultation, so that our proposals best capture and reflect the needs of local people, before a planning application is submitted later this year.
The site also forms part of the proposed Hemel Garden Communities (HGC). Bloor Homes and Pigeon are working closely with HGC and its partners, including St Albans City and District Council, Dacorum Borough Council, Hertfordshire County Council and other key landowners including The Crown Estate in the formation of the emerging proposals.
As part of the planning process, an Environmental Impact Assessment (EIA) Scoping Report has been submitted to St Albans City and District Council. An EIA Scoping Report is not the planning application for the proposed scheme.
